You become the bank, the actual lender on properties that are recorded at the county recorders office. It tells the entire world that you have interest in the property as a lender. You get to collect your interest monthly which can range from 8% to 14% depending on the criteria you are willing to lend on. Among a number of factors, your yield will be directly related to the loan term and its percentage of protective equity.
You are in control, you can set the criteria for the loans you are willing to lend on. You can choose from location, LTV (loan-to-value), max loan amount and term.
